Downtown is experiencing the most exciting residential growth boom in its history.
It's currently 60 percent higher in residential density than the city as a whole and that number is only going to grow. There are 7,000 residential units proposed or under construction. And the area offers a wide variety of housing choices.

Twelve Centennial ParkAlexander and Spring Streets, Downtown
This project had once been named Peachtree Portal but was later changed to mark the Novare Group's newest brand -- Twelve. The first Twelve is nearing completion in Midtown's Atlantic Station. (See Twelve Atlantic Station).
The Novare Group purchased 3.75-acres of land in downtown for $8.2 million in 2003. Plans call for 1,034 residential condo units in two towers and a low-rise.
The project is also expected to include a 10-story, 100-room hotel, 20,000 square feet of retail space and 5,000 square feet for a restaurant/bar.
The site is across Alexander Street from the planned new Southern Co. headquarters and a few blocks from the Georgia Aquarium, both expected in 2005.
The building will include the now-standard amenities of each new Novare project, which began with the Metropolis in Midtown. These include floor-to-ceiling windows, 10-foot ceilings, open floor plans, granite countertops and a fully-wired building for high-speed internet access.
Novare is seeking tax allocation district funding.
