Midtown - Atlanta
Midtown is situated between Downtown and Buckhead, providing easy access to both business centers and to the 135 office buildings within the district.
Midtown is cosmopolitan. Midtown is hot. And its growth has recently jumped west over the Downtown Connector into Atlantic Station and surrounding neighborhoods.
About 36,000 people live within one mile of the 10th and Peachtree streets intersection. Add another two miles to the radius and 138,000 people call the area home. The daytime workforce is 288,000.
Midtown stands apart from all other parts of the city because of the unparalleled collection of arts and cultural activities: the Fox Theater, the High Museum of Art, the Atlanta Symphony and a host of others.
The Ponce75 Ponce De Leon Avenue, Midtown
The Ponce de Leon Condominiums were originally built as luxury apartments in 1913 and were among the first large, high-rise luxury apartment buildings in Atlanta.
The building provided residential quarters and offered apartments from one-room, sans kitchen, to dozens of rooms the size of a typical house today.
The Italianate building features two towers on either side of a gently curving front facade. Balconies are found on some of the upper floors and the pyramidal hipped roofs of the two towers are covered in red tile. On the ground level of the building the base is marked by a large colonnade which curves in a concave manner with the facade. Shops can be found at both the ground and basement levels along the colonnade.
The historic Ponce was purchased by Southeast Capital Partners in 1995 and refurbished into 44-custom homes. Its location on Peachtree offers extraordinary views of the Fox Theatre and downtown Atlanta. The developer reports that the building sold out in February of 1997 at a value of $5,600,000.
The Ponce is truly a unique property with old world charm. The lobby has an authentic Tiffany stained glass sky light. It is rumored that residents would sometimes sit here and listen to the orchestra play music from the balcony above. Originally the building had a restaurant on the ground floor that is now retail shops. Some of the lower floors have 4,000 square foot condos with formal library's.
The 10th & 11th floors used to be bachelor pads where it was a luxury to have a bathroom attached to a one-room apartment. As a result, many of the condos on the higher floors are smaller and more affordable.
The massive roof deck is still a relaxing place to view some of the most spectacular views of Atlanta.
The Ponce is located across from the Georgian Terrace Hotel and diagonally from the Fox Theater. It is walking distance to MARTA and to numerous shops and restaurants that Midtown has to offer.
