Buckhead

Buckhead is a large, beautiful area of Atlanta just north of Midtown.

The area is home to 55 neighborhoods which include rolling estates, wooded lands and the city's tallest residential highrises. Buckhead has a population of 67,000. (14,000 households live in elevator-served mid- and highrise buildings). During the day, an estimated 135,000 people populate the area.

Buckhead is popularly known for its nightlife district in Buckhead Village and has been called Georgia's "dining room." There are more than 100 restaurants and bars within 2 1/2 blocks of the intersection of Peachtree Road and East Paces Ferry.

Buckhead is also the Southeast's shopping mecca, playing host to Phipps Plaza, Lenox Mall and dozens of boutique shops.

The Robb Report has listed Buckhead as "one of the top 10 affluent places" in the nation.

Located in the heart of Buckhead, 3630 Peachtree is taking shape as one of Atlanta’s premier mixed-use developments. With a price tag of $300 million, the project will join forces of four developers: Pope & Land Enterprises, Inc., Duke Realty Corp., Post Properties, Inc. and Novare Group. “Although some of us have previously worked together on other projects, this opportunity marks the first time the four partners have merged our strengths,” said Larry Kelly, president of Pope & Land, which has owned the property for more than 20 years.

“Each partner brings tremendous vision, financial strength and expertise to the development, and we are confident the end result will provide a spectacular address for office tenants as well as homeowners,” he added.

The site is four acres in total and measures 925,000 square feet. A 36-story tower facing Peachtree Road will have 425,000 square feet of Class A and commercial office space. There will be 71 luxury condos on top of the south tower totaling 230,000 square feet, including two spectacular penthouse levels. Condominiums will range in size from 1,700 to 3,000 square feet in size and are priced from $650,000 to $1 million plus. The 29-story north tower will offer 275,000 square feet of space and approximately 200 upscale residences averaging 1,700 square feet in size.

3630 is designed by internationally acclaimed Handel Architects, LLP of New York and Atlanta’s Smallwood, Reynolds, Stewart, Stewart. The south tower exterior is clad with a striking glass curtainwall, punctuated by a crystal design element. From a distance, it appears to be a glass loft suspended in mid-air. All surfaces blend together with a nice mixture of light, luminosity and cool palette tones. Both towers complement each other.

Groundbreaking is slated for late summer 2007 and both offices and residences are expected to be occupied during late 2008.
